Emergency Procedures


Emergency Maintenance Service

Emergency service is provided by the Maintenance Staff 24 hours a day, 365 days a year.  The following are considered emergency situations:

  • Smoke, Gas Odor
  • Flooding/Major Leaks
  • Drain back up (toilet, sink and tub)
  • Apartment doors that will not open or lock   
  • No heat or hot water
  • No air conditioning (when over 85 degrees)
  • Lockouts (a $35.00 lock-out fee will apply)
  • Refrigerator not working

Medical Emergency

In the event of a medical emergency:

  • Dial 911

  • Give the operator your address, including your apartment number and a concise, accurate description of the emergency. 

  • After you have called 911, if you are able, please contact the Management Office at (520) 320-5075 to let them know of the emergency situation.


Flood

In the event of a flood that may cause damage to property, or affect the normal operation of the building, designated property personnel will respond and coordinate the appropriate response.

Apartments for rent in Tucson AZIf a water event occurs that results in flooding in your apartment or any other portion of the building, please notify the Management Office at (520) 320-5075, as soon as the water is discovered.  In order to minimize any flooding in your apartment caused by a malfunctioning appliance or plumbing fixture, take time to locate the water shut-off valve.  Rapid response to a water event will minimize the potential for property damage and damage to your personal belongings or the personal belongings of other residents in the building.

When responding, Management’s first priority will be to insure that no personal injury occurs as the result of a flood.  The second priority will be to discover the cause and prevent, or minimize additional flooding.
Once the flooding has been contained, clean-up operations will commence.  In the event that you have any damage to your personal property as a result of water or flooding in the building, you will need to contact your insurance carrier directly to notify them of any such damage.  As a reminder, in accordance with the terms of your lease agreement, you are expected to maintain appropriate levels of coverage under a renters’ insurance policy at all times while a resident.


Power Failure

If the building power supply is interrupted please contact the Management office at (520) 320-5075. The Management Office will endeavor to keep you apprised of any information that the Management receives from the local utility company regarding the status of the power failure and the expected time frame for the restoration of power.

When severe weather conditions become apparent, the U.S. Weather Bureau will issue either a watch or a warning. This applies to the reporting of severe thunderstorms, the approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm condition, etc. A Watch becomes effective when atmospheric conditions are right to produce the particular weather phenomenon. A Warning means that the weather condition has been spotted and prompt action must be taken for safety. Except in very rare circumstances, the decision to evacuate the building based on a weather report issued by the U.S. Weather Bureau will not be made by Property Management, but rather by each Resident. However, in the event these conditions do exist, the following guidelines should be kept in mind:

  • Do not panic.
  • Move away from outside windows. If the windows in your apartment are supplied with blinds, close the blinds (this will provide protection from broken glass).
  • If an evacuation is ordered, use a route that is in the building interior and stay away from large expanses of glass and windows.
  • If evacuated, do not return to your apartment until advised to do so.

Civil Disturbance

Do not go through an unruly crowd to exit or enter a property.  If there is violence involved, call 911 and inform of the situation, and answer questions asked by the operator.  Inform Management at (520) 320-5075 that you have called 911.
